Position Overview: The Estimator is responsible for completing estimates for construction projects including quantity survey/pricing/budgeting/value analysis, preparing square foot estimates, systems-parametric estimates, comparisons, historical cost reports, and value engineering alternatives. In addition, this person will provide superior service to owners/architects/engineers, participate in the preconstruction process, and advise on issues that pose potential cost or schedule problem.

Essential Functions & Responsibilities:

Project Set Up & Planning

  • Develops and implements pre-job plans by analyzing the construction documents, identifying the critical path, long-lead items, and setting a plan to build the project in the most efficient manner.

  • Develops the site logistic plan by carefully analyzing site conditions, utilities, material deliveries, crane access, vertical transportation, employee parking, trailer and/or office setup. Develops plan to address safety concerns, including signage and emergency evacuation routes.

Schedule Management

  • Builds and maintains superior relationships with Owners, Architects, Project Team, and Subcontractors.

  • Communicates regularly with all involved parties regarding project plans, status of the project, upcoming activities, and open issues.

  • Leads and/or oversees all aspects of project-related meetings, including Subcontractor Progress meetings, Owner/Architect/Contractor (OAC) meetings, and pre-installation meetings.

Budget Management

  • Manages complex and/or difficult situations on projects with little oversight from Owner.

Schedule Management

  • Develops comprehensive schedule from the inception of the project by closely reviewing plans and specifications for required activities.

  • Works with the project team and subcontractors to accurately reflect durations and sequence or logic.

  • Proactively manages project schedules with team to ensure projects remain on or ahead of schedule.

  • Analyzes critical path and modifies schedule when needed.

  • Ensure 2-week look-ahead is completed by the Superintendent.

Materials, Supplies & Equipment

  • Sets up initial budgets by tabulating each required scope of work and inputting into required

  • project management and accounting systems.

  • Manages the budget process by updating required work to complete current budget sections on a regular basis.

  • Creates projections and forecasts by working with Superintendent, President and project team to accurately reflect upcoming and or projected costs required to successfully complete the project on time.

  • Accurately projects work to complete the relative financial success of the project.

Quality Control

  • Proactively initiates the closeout process prior to the completion of the project.

  • Provides overall leadership and accountability for all closeout activities associated with the project.

  • Ensures that all closeout documents are delivered to the Owner/Architect in a timely manner.

  • Ensures all pay applications and retainage billings are submitted in a timely manner.

  • Distributes the O&M documents to the owner or architect.

Documentation

  • Manages risks proactively, with assistance from the Superintendent and/or President by prioritizing tasks to mitigate/eliminate risk. Looks ahead at potential risks and establishes a plan to eliminate or reduce the potential risk for both budget and schedule.

Leadership/Training

  • Leads Assistant Project Managers by training them on the specifics of the project, exposing them to the RFI, submittal, and budget processes and by giving them regular feedback and communication on their performance.

  • Provides leadership at the project level by managing the owner and architect teams toward the successful resolution of action items.

  • Provides leadership for subcontracting team through routine communication with the subcontracting community and by managing subcontractors by the terms and conditions of their subcontracts.

  • Trains staff and acts as mentor and leader to Assistant Project Managers and Construction Administrators.

Basic Qualifications

  • Bachelor’s degree in construction management, Engineering, or related combination of education, training and experience

  • Proficiency in MS Project to manage all components of the project

  • Proficiency in computer applications, preferably Microsoft Office

  • Demonstrated ability to take leadership role on projects from start to finish

  • Proven consistent track record of successful projects/project management

  • Demonstrated ability to develop project schedule and manage from beginning to end

  • Proven track record of proactive approach to problem resolution and issues management

  • Demonstrated relationship skills: seen by Field personnel and as leader in management of the project and proactively support the Field in the short and long term planning/management of the project

  • Demonstrated ability to successfully manage more than one project at a time

  • Proficient in running project-related meetings, including Progress, OAC, and pre-installation meetings

Physical Requirements

While performing the duties of this position the associate is regularly required to sit and talk and hear. The associate is frequently required to use hands to finger, handle or feel and reach with hands and arms. The associate is occasionally required to stand, walk, and drive or ride in a motor vehicle. The associate must occasionally lift and/or move up to 10-15 lbs. Must have the ability to travel, sometimes with short notice.
